Curia is conveyancing workflow software built around the rigour of a contract review — section by section, decision by decision, with nothing skipped. Every property contract that lands on your desk runs through the same structured flow: extract, review, confirm, decide, report. The workflow is the product. It's what gets two reviewers in two offices to the same standard on the same kind of file, on a Tuesday and a Friday, on a busy week and a quiet one.

The problem with reviewing contracts in your head

Every conveyancer has a mental checklist. The problem is the mental part. On a quiet day with one matter open, the checklist holds. On a Friday with five contracts due, settlement chasing, and a client on the phone, the order slips. A special condition gets a glance. A dealing gets assumed. A land tax clause gets a default that wasn't actually checked. Tick-and-flick isn't a character flaw — it's what happens when there's no structure forcing the work.

The other problem is consistency between people. Two reviewers in the same firm rarely review the same way without a tool that makes them. New staff take months to absorb the senior practitioner's order of operations. Standards drift.

How the Curia workflow works

A guided contract review process from upload to report. You upload the contract. Curia reads it, extracts the fields it can extract reliably — names, dates, deposit, dealings, special conditions — and prefills the review. Then it walks you through the file in a fixed order: contract terms, title and dealings, special conditions, adjustments, recommendations, report. Each section has its own screen and its own scope. You don't move past a section without engaging with it.

Defaults derived from regulation and your library. Land tax thresholds, levy treatments, GST defaults, standard amendment requests — Curia calculates them from the rules that apply and pre-populates the review with suggested values. Where your firm has its own preferred wording, the Library feeds in. You're confirming, editing or overriding — never typing from a blank page.

Ria steps in at the high-risk decisions. Most fields are silent-fill safe. A handful aren't — purchaser land tax liability, GST treatment, the implications of an unusual special condition. At those touchpoints Ria pauses the review, proposes an answer with reasoning and a clause-and-page citation, and asks you to accept or dismiss. Deliberate friction at the moments it matters. The rest of the workflow stays out of your way.

An amendment request list and final report at the end. Once you've worked through every section, Curia generates the amendment request list to send to the vendor's solicitor and the report for your purchaser. You edit, add or remove anything that needs your touch, and send.

The same workflow rigour, two jurisdictions. The NSW standard contract and Victoria's custom contracts with Section 32 are different beasts — different structures, different disclosure obligations, different special-condition conventions.
