Transcribing special conditions by hand is one of the slowest parts of a property contract review — and one of the easiest places to drop a clause or mis-order a list. Smart Prefill is the special conditions extraction software inside Curia Contract Review: it reads the contract, identifies each condition, organises them against your firm's categories, and pre-fills the entries into your review with a citation back to the page and clause. You add, edit, reorder or delete anything that doesn't fit.
The problem
A typical NSW contract carries a dozen or more special conditions; a Victorian contract bundles general and special conditions together with the Section 32 statement. Reading them once is unavoidable — that's the legal work. Typing them into the review a second time is the part that eats half an hour and adds no value. Worse, the order and labels conveyancers use internally rarely match the order on the page, so manual prefill turns into a constant cut-and-paste exercise.
How Smart Prefill works
Identifies each condition, in document order
Curia walks the contract's special conditions section top to bottom and emits one entry per clause, with the page number and clause reference attached. Nested sub-clauses come through in sequence under their parent. Nothing is paraphrased at this stage — the text is the contract's text.
Categorises against your firm's library
Each condition is matched against your firm's clause categories — buyer-beware acknowledgements, deposit variations, capacity clauses and the rest of the list your firm already maintains. Curia uses your library, including any custom categories you've added, so the prefill lands under the labels your reviewers expect.
Surfaces the source on every entry
Every prefilled entry carries a one-click citation to the page and clause it came from. When something looks unusual, you verify it without leaving the review. For the genuinely nuanced calls — an unfamiliar special condition with material consequences — Ria steps in with a proposed read, her reasoning and a citation, and asks for your decision.
Yours to edit
Smart Prefill is a starting point, not a finished list. Add a condition Curia missed, reword an entry, change the category, reorder the list, or delete what doesn't apply. The prefill saves the typing; the judgement is still yours.

Smart Prefill works on the NSW standard form contract and on Victoria's custom contracts of sale . NSW special conditions analysis runs against your firm's clause library directly. For VIC, where general and special conditions are interleaved with the Section 32, Curia separates the two, applies vision checks to skip clauses that have been struck through or unticked, and prefills only the conditions that are actually in force.
